However, it's critical to note that the overall labor and material costs will largely depend on the size and conditions of your basement.

If you’ve spoken with several companies about your project, you might be wondering why they’re quoting different price ranges for the same work. If there’s one thing to take away from this article, it’s this:

Every contractor quotes the price they do for a reason. It’s your job to find out why and decide if that reason aligns with what you value.

This article will help you find that “why” with contract elements that should be consistent with every proposal you receive. However, keep in mind that there are a lot of intangibles that can’t be listed on a contract. A company’s professionalism, communication style, and dedication to craftsmanship should all be considered when you’re deciding who is a good fit for working on your home.

Do not read this article unless you’ve nailed down the following for the contractors you are considering:

  • Compatibility: Do you have compatible personalities? Do they build to the level of quality you’re looking for? Do they have a clear schedule for completing your project?

  • Track record: Do they have a solid track record for projects like yours? Do they have a record of completing quality work? Do they communicate well and respond to you quickly? Are they known for completing their projects on budget and on time?

Do not pass go and do not collect $200 unless your homework is current to this point. These all have major impacts on the outcome of your project and should be kept in mind while comparing proposals. Don’t consider working with companies that don’t fit with you and what you value.

The remaining contractors have a high likelihood of being able to serve you well. With that being the case, let’s talk about how to compare proposals.

To start, your proposals should all include a consistent:

  • Scope of work

  • Policy on change orders

  • Workmanship warranty

  • Insurance status

All of these things have an impact on your experience and the final cost of the project to you. Here’s how to make sure that these are consistent between proposals.

Comparing Scope of Work

Your contract should be crystal clear about the scope of work that will be included in your project. It should also be clear about what is not included in the project.

Ask your contractor how they make decisions about materials selections during the project. Ask how you’re going to know what the final project will look like. Each quote should have comparable selections at the level of quality you’re looking for.

Comparing Change Order Policies

When the scope of work changes during your remodel, your contractor may come to you with a change order. A change order will outline what has changed on the project, what additional work will be done, and what those changes will cost to you.

These often pop up when something unexpected happens on a job - for example, if during your kitchen remodel they tear out a wall and find rotten wood or a damaged sub floor, you’ll receive change order paperwork showing how they will fix those new problems.

Make sure that they have a process in place for change orders and that that process is comparable between companies. Asking “How do you handle change orders?” or “What if something unexpected happens during construction?” is a great way to start a conversation about their processes.

Comparing Insurance

All of the major contractors in our area should be licensed and insured. If you’re considering working with a smaller company or a handyman-type, check their licensing and insurance status online before talking more with them.

Insurance status is extremely important to consider. If they aren’t insured and an accident happens on your property, you’re liable for the medical bills and other expenses of the injured party. That’s a risk no one should take. 

Comparing Workmanship Warranties

Many contracts will include a provision for workmanship or “workmanlike manner”. These are guarantees that your work will be completed to a certain standard. There may be an express warranty written in the contract, guaranteeing a certain standard of construction quality. You may also see a warranty covering installer error for a period of time after the job is completed.

Some companies may include coverage for damages that are a result of their error - for example, a roofer may cover the cost of repairing a leaking roof, but not the drywall damage inside as a result of the leak. Make sure you know what your exposure is and what situations the contractor will cover you for.

Comparing Price 

“The sad truth is that the bid a contractor gives you and what you’ve paid when it’s all said and done is often worlds apart.”

Price should only be compared after you make sure that the previous considerations are consistent in all of your bids. Keep in mind that each type of bid (Time and Materials, Cost Plus, and Fixed Bid) comes with its own pros and cons. For a refresher, see our previous article showing how each type of bid works.

You may have several proposals that are in a price range that you’re happy with paying. Take a moment to consider what you value in a working relationship, and what outcomes you value for your home.

Design and construction can be a lengthy process and the level of service, quality of finish, and clarity of process your remodeler can provide to you can completely change what your experience is like. A remodel is a long term purchase, and extra expense up front can mean a lower cost over time when you consider the value of your time during the remodel and the cost of potential repairs in the future.

Remember, if you’re considering a bid that is in the lower end of the range:

  • Low bids can be lower because the scope of work isn’t the same

  • Low bids may be missing materials or using lower quality materials than other bids

  • Less experienced contractors often underestimate the true cost of a job

  • The job may be priced to get you to agree before you’re surprised with excessive change orders or surprise fees

  • If it looks too good to be true, ask lots of questions and find out why.

Unlicensed or uninsured contractors can charge less because they don’t have the overhead of paying qualified employees or building to code, or sometimes even paying taxes. These situations are rare in our area, but they do happen. Be very careful if working with a less established company or handyman-type builder on smaller scale projects.

Protecting yourself with each bid type

No matter what the type of bid is, there are ways you can protect yourself from poor outcomes.

We’ve listed general approaches under each major type of contract below.

Time and Materials Bids

Ask for a “Guaranteed maximum price” that the job will cost you. Chances are, if this bid is significantly lower than others, the contractor hasn’t put the work in to know what your project  will actually cost.

Cost Plus Bids

Remember that with a Cost Plus bid, the contractor doesn’t have an incentive to keep building costs down. They are guaranteed to be paid for their expenses. You can help protect yourself by paying a bonus if they come in under budget or including a penalty if they go over - 10% of the difference is common.

Fixed Price Bids

Make sure that the scope of work includes everything you expect. If it isn’t explicitly stated in the contract, it will require a change order to complete.

If there's one thing to take away from this article, it’s this: Every contractor quotes the price they do for a reason. It’s your job to find out why and decide if that reason aligns with what you value.

Comparing Contractor Pricing Models

The pricing model your contractor uses has a large impact on both the quality of the work and the final cost of the project. Understanding how each of these work is a crucial part of deciding who to work with.

We’ll outline how each system works and list some pros and cons of each system in this article.

Why Fixed Bid Pricing can save you thousands of dollars during your remodel.

When talking with contractors about your remodel, you’ll likely hear a few different terms when they talk about how they price their work: Time and Materials, Cost Plus, and Fixed Bid.

Each of these types of pricing can have a large impact on both the quality of the work and the final cost of the project. Understanding how each of these work is a crucial part of deciding who to work with. We’ll outline how each system works and list some pros and cons of each system below.

Time and Materials

With a time and materials bid, a contractor gives an estimate for how long the job will take and an estimate for the cost of materials it will take to complete the job. Materials and labor are marked up by a percentage to create a profit for the contractor.

This can be a great system when you have an efficiently planned project. If your project has a lot of unknown variables, time & materials bids can allow for quick changes during construction. If your project is very straightforward or if your contractor has completed similar jobs many times, they may be able to give a relatively accurate price range when estimating the work.

However, there are several downsides with this system, especially if your contractor is less experienced. Because the “clock is running” for as long as it takes, there is little incentive to plan out the project in detail, work efficiently, or use materials that keep costs down. Time & materials bidders may hire unskilled or underpaid labor because it increases their profit margin on the job. Worse, without a robust tracking system with dedicated staff, system lends itself to blindsiding homeowners with cost overruns at the end of the job.

A contractor may underbid on the job (to either win the job or because they don’t know what it will really cost) and then end up hitting you with a much larger bill when the job is completed. Because there isn’t typically much planning ahead of time, you may be asked to make quick or last minute decisions about the materials and design of your project. That adds an extra element of stress to the process that could be solved with planning up front.

Pros: 

  • Time and materials jobs, when efficiently managed and run by pros, can potentially cost less than other pricing models.

  • This type of pricing is more flexible than other models. It can accommodate changes in scope during the project easily.

  • This type of pricing works well for jobs that don’t have a defined scope. If speed is your priority, this model can allow for a quick start.

Cons:

  • There is a lot of uncertainty about what the finished product will cost. 

  • You don’t know what the actual costs of the project are.

  • Because these bids are easier to make, many less experienced builders use this model. 

  • Builders are often less skilled or underpaid to increase margins.

  • Time and materials bidders can inflate the actual cost of materials to increase their margins.

  • Because profit is built into the time and materials, costs can balloon as the job takes longer than expected or as change orders are made.

  • If your project takes longer or costs more than expected, your contractor makes more money.

The most common appeal of time & materials bids is that the initial estimate is much lower than other bids. Because a T&M bid doesn’t require much preparation to give, many companies give quotes that are much lower than they should be.

Once you’ve committed to the job, the builder doesn’t have the incentive to work efficiently or keep your costs down. Costs can balloon out as the job continues, and you end up paying just as much as you would have with a more experienced company using an alternate method of pricing.

That being said, a time & materials bid is not inherently bad. With enough forward planning, they can provide flexibility to the customer and a more realistic estimate of what the completed project will cost. This type of agreement requires a lot of trust and a lot of communication with your builder. If you’ve worked together in the past and have received on budget and on time work, you’re much more likely to have a successful remodeling experience with a time & materials bidder. If not, buyer beware.

Cost Plus

Contractors that use a cost plus system charge a flat fee to take on any job. They charge the actual cost of materials and labor, then add a flat fee on top as profit.

Pros:

  • You’re paying for the actual cost of labor and materials and a fixed cost for your contractor.

  • Change orders don’t increase the markup - you’ll still pay the same flat fee if the scope of work changes.

  • Can be a good fit for quick-start projects without incentivizing the contractor to drive up costs.

Cons:

  • The fee to take on a job is often cost prohibitive for projects like home remodels.

  • The amount of labor and materials can still increase as the job goes on.

  • There can be disagreements between the builder and buyer about what the actual cost of construction is.

  • As with time and materials bids, costs can spiral out of control.

  • The contractor has less incentive to be efficient as all of their costs are passed on to the homeowner. In some cases, bonuses are written into the contract if the builder stays under budget or decreases costs, which eliminates savings the owner would realize.

Materials and labor costs can still change as the job goes on, so you still may end up paying more than you expected for this type of bid. Because of this, cost plus bids come with a lot of added risk to you

Cost plus contracts work well in situations where the scope of work is unclear, or a lot of flexibility is needed during the project. With most remodels and home construction projects this isn’t the case. Your builder should do work up front to create a clearly defined scope of work.

Fixed Bid Pricing

With fixed bid pricing, your remodeler will plan out and design the entire remodel before giving you a single price for the project. You’ll get a defined scope of work showing exactly what is and is not included in the remodel. Unless the scope of work is changed, the price will stay the same for the entire project. This removes a lot of uncertainty for both the homeowner and the builder, and sets up clear expectations for everyone involved.

Pros:

  • Gives you certainty on price, materials, and what the project will look like.

  • You know what the completed project is going to cost before you agree to start work.

  • You work with your remodeler to choose materials, so you know exactly what quality of materials will be used.

  • Fixed bid remodelers must be more organized by definition, which typically translates to better outcomes for a homeowner.

  • If your project takes longer or costs more than expected, your contract protects you from paying more.

  • Expectations are set upfront for both the contractor and the homeowner. 

Cons:

  • Fixed bid pricing often takes dozens of hours to prepare. Most contractors will charge for this process. You may be able to get a ballpark price from your contractor before starting the design process.

  • There can be “sticker shock” at seeing what the completed remodel will really cost, especially if compared to under-quoted “bids” from companies.

  • Most contractors will not consider using a fixed bid pricing system for remodels if it is not already their preferred system of pricing.

So, which type of bid should I use?

When you’re considering what company to work with, the pricing methods they use can have a big impact on your experience and the build quality of your remodel. Make sure that you understand the differences and potential upsides of each process before you decide on who to work with.

Keep in mind that time and materials and cost plus quotes are often written to get the job and figure out the cost as they go, while fixed bid is set up to provide certainty up front for both the builder and the homeowner. Fixed bid requires more planning time up front, so it is often inappropriate for jobs that require a quick turnaround. If you want more organization, planning, communication, and certainty of outcome, fixed-bid is the model for you.

  1. Know what you don’t like.

    Everyone has little things they don’t like about their home - the kitchen has an awkward layout, there isn’t enough room in the living room to host, or it’s just plain ugly. Writing these down and keeping them in mind will help you know what to avoid.

  2. Have a goal in mind.

    How do you want your new space to change your life? Having a home you can be proud of, a place you can host guests and connect with others, and a relaxing place to wind down at the end of the day are all great “big picture” goals to keep in mind. Those goals should guide the design and feel of your remodel so you end up with a home that fits your needs.

  3. Think about your style.

    If you’ve been dreaming of remodeling for a while, you probably have a few ideas on what your new space should look like. Write down a couple of adjectives to guide your conversations about design. Knowing you want the space to feel “bright, open, and modern” is a great starting point and can keep you from getting bogged down in the details. Should I hire an architect or a design-build remodeler?

When it’s time to remodel, you can hire an architect and general contractor separately, or hire a design & build remodeler to handle the entire process. We break down the pros and cons of each.

When it’s time to remodel, most people start with a Google search for “General Contractors” or “Remodeling” and start calling down the list. After you’ve talked with a few companies, it’s time to make one of the first big decisions in a project: deciding what company you want to work with.

There are two common pathways to take at this point. The first is to hire an architect to design the space and create construction plans, then hire a general contractor separately to build out the plans.

The second is to hire a design build remodeler. Design and build remodelers are a specialized type of construction company that manage both design and construction phases of the project.

There are benefits to both systems, so let’s take a deeper look into them below.

Architect + General Contractor

After hiring an architect, you’ll work with them to create a design and building plans for your space. When the plans reflect your vision and you’re ready to move forward, you’ll pay the architect for their work and start shopping around the plans to different contractors.

The major benefit of this system is that you get to work directly with an architect, giving you a very high level of creative control over the final look of the project. You’ll also get to speak with multiple contractors and choose one that you’re confident can build to the level of finish in your construction plans.

However, this comes with a few major shortcomings. First, working with an architect can be very expensive for smaller projects such as remodeling one or two rooms. Second, you won’t know what the project will cost until you start talking with contractors.

When working with an architect first, it’s very common to design your perfect space and create construction plans, then find out that building those plans will be outside your budget. There is also a potential for conflict between the architect and general contractor during construction when the builder doesn’t build to the architect’s specifications.

Design - Build Remodeler

When you hire a design-build remodeler, one company manages the entire design and construction process.

You and your remodeler will work together to find out your dream for the space, then come up with a design and construction process that fits your needs and budget. They often have an in house designer or architect who will create a design and construction plans.

The contractor will then go through the plans and “value engineer” - suggesting alternative materials and processes that lower costs and make the construction process more efficient.

The main benefits of choosing this process are 1. Convenience, and 2. Efficiency. You only need to hire one company and have one point of contact for every aspect of the project. Keeping the entire process in one place is much more streamlined and allows for more efficient design and construction.

Ealy Construction’s Approach to Design - Build

Ealy Construction is both a full service general contractor and a design build remodeler.

When someone calls us with a remodeling project, we talk for a bit to understand the situation and make sure our goals and values are aligned. We also establish a general or ballpark price for what similar projects have cost in the past. If we’re a good fit for working together, we move forward with the pre-construction design process. We generally charge 3% of the gross project cost for this service. If at the end of the pre-construction process you decide you want to work with another contractor, you get to keep the plans we’ve made together.

We’ve found that this system provides the benefits of hiring an architect directly, while removing any uncertainty about what’s realistic for your budget or what the completed project will look like. Having a single point of contact for the entire process is more convenient and means that there are no discrepancies between what is designed and what is built.

  • Are you registered and insured?

    • The first thing to do with any new contractor is to make sure they’re registered and hold the appropriate liability and workman’s compensation insurance. If they don’t have the proper coverage and something goes wrong, you could end up on the hook for any damages. You can use these sites to verify your contractor’s license information:

  • Have your past jobs been on budget and on time?

    • The last thing you want is to be out of a kitchen for weeks longer than you expected. Make sure your contractor provides you with a timeline for your job and is confident in the price estimate they’ve given you.

  • Do you pull the permits required for the job?

    • Quality contractors will ensure that their work is permitted by the city and that all work is done to (or above) code standards. A city inspector will visit your home and ensure permitted work is up to spec when the job is completed. If your contractor says they don’t submit permit requests you may want to look elsewhere.

  • Is there anything about my job that concerns you?

    • Your contractor should be upfront, honest, and straightforward about any potential issues with your job. Opening a dialogue with your contractor about any concerns you have will help you move forward with confidence. They should take your questions seriously, treat you and your home with respect, and show that they care about the work they do.

  • What will you do to keep my house clean while you remodel?

    • Dust protection should be part of the project scope. This can include partitioning off the work area with plastic, covering up heat and return air registers so you don’t ruin your furnace, daily clean-up, and even fresh air ventilation systems in some cases.

  • Who will be here every day? Can I trust your employees to be alone in my home?

    • Quality contractors will thoroughly vet all of their employees, making sure they are reliable and trustworthy. Your peace of mind and the safety of your home is valuable.

  • What is my home going to look like while you remodel?

    • You’ll want to know if your contractor will be storing tools or equipment on your property, if they will need to move furniture, hang up tarps, or do any demolition. Be sure to ask about the noise level in your home if it is a concern.

  • How will we communicate with each other?

    • A good construction company will answer the phone when you call them, and will let you know the best way to reach them and resolve any issues.

  • What kind of daily schedule can we expect while the remodel takes place?

    • You don’t want tradesmen showing up at all hours of the day. Agree ahead of time on working hours.

  • Do you offer a warranty for your work?

    • Rarely will you find this in writing in a remodel situation on the Palouse. However, reputable contractors will always back their work. Ask your contractor how he has handled warranty work in the past to find out how he might handle yours. If there is an actual defect in material or workmanship, a good contractor will likely take care of it even if it arises years later.

  • What are you going to do if something unexpected comes up?

    • Quality construction companies will stop the work, show you the issue, propose exactly what needs to be fixed, and will come to you with a change order. A change order is an agreement between you and your contractor for any additional work outside of the scope of the initial project. If your contractor tears down a wall for a bathroom remodel and finds mold and rotted wood, you want them to come to your right away with a solution to the problem vs hiding the defect or surprising you with additional costs at project end. Make sure they have a policy in place for change orders and will handle any issues promptly and respectfully.

Stopping air is the second most important job of a building enclosure.
Next to rain, air leaks through walls, roofs and floors can have the biggest effect on the durability of a house. Uncontrolled air flow through the shell can not only carry moisture into framing cavities, causing mold and rot, it can account for a huge portion of a home’s energy use and cause indoor air quality problems to boot.

So tight houses are good houses, right?
Tight houses are better than leaky houses — with a caveat: tight houses without a ventilation system are just as bad as leaky houses with no ventilation system; maybe worse.

Energy efficiency requires a tight shell; good indoor air quality requires fresh outdoor air. Ideally, the fresh air should come not from random leaks but from a known source; for this to happen, the house needs an adequate air barrier [see "What is an air barrier and where can I buy one?," below] and a controlled ventilation path.

In leaky homes, large volumes of air — driven by exhaust fans, the furnace fan, the stack effect, and wind — can blow through the home’s floor, walls, and ceiling. Because air usually contains water vapor, these uncontrolled air leaks can cause condensation and mold.

Even if you’re not planning to sell your home anytime soon, it’s an inevitable question when you consider remodeling: How much will this improvement add to the value of my home?

Surprisingly, much of the time the answer is not as much value as it costs to actually make the improvement.

But some home renovations bring you more bang for your buck than others.

The top-ranking home improvement? A new front door, which on average adds 96.6 percent of the amount you spent to the value to your home, according to Remodeling magazine’s annual Cost vs. Value Report for 2014.

But "it has to be the right front door," says Steven Aaron, owner of the Steve Aaron Realtor Group at Keller Williams Beverly Hills and one of the protagonists of the HGTV series "Selling LA." Keep in mind that sometimes painting the existing front door provides the same payoff.

All 35 projects included in the Cost vs. Value report added more value this year than last year, and this is the second consecutive year of increases after several years of decline.

Replacing old elements, such as doors, windows and siding, in general yielded a better financial return than bigger remodeling projects, such as additions. But real estate agents and remodelers say updated kitchens and baths still bring a significant payoff, especially at resale time. The report found that kitchen projects yielded a higher return than bath projects, with a minor kitchen remodel adding 82.7 percent of the project’s cost back to the home’s value. Kitchens are important, Aaron says, because would-be buyers often overestimate how much they would cost to update.

"If you have a dated kitchen … and a buyer walks into that kitchen, they’re going to think that in order to redo that kitchen, they’re going to have to spend $40,000 or $50,000," Aaron says.

But the average cost of a minor kitchen remodel – new cabinet doors, appliances, countertops, sink, faucet, paint and hardware – was $18,856 nationwide, according to the Cost vs. Value report. Savvy shoppers can do it for less than the buyer assumes.

But, like the front door, it’s important to do the right kitchen remodel. Adding a $75,000 kitchen to a $100,000 house is unlikely to yield $75,000 in value, although it may make you a happy chef. As a general rule, look to spend about 25 percent of the home’s value for a new kitchen and 12 percent to 15 percent for an updated bathroom, says David Pekel, president and CEO of Pekel Construction in Milwaukee and a master certified remodeler.

Putting an ultramodern kitchen into a 100-year-old Tudor home isn’t smart, either. "Whatever your home improvement is … I strongly discourage designing new spaces in a fashion that’s incongruous with the rest of the house’s architectural vernacular," Pekel says. "It doesn’t really add value. It detracts."
