If you're at the beginning, our Clarity Builder approach takes you from rough ideas to a buildable, fully priced home through four phases: Discover, Design, Define, and Build Ready.
Your budget shapes the design from day one, you approve the direction and cost range at a Client Checkpoint after every phase, and cost certainty tightens step by step until it lands at a single fixed price. By the end you hold build ready plans with a complete scope of work, a detailed material selection list, a construction schedule, and a single fixed price for the build.
2. Bring your own plans, or bring us into the design process with your architect.
Many of our custom home clients come to us through their architect, and it's a partnership we love. Your architect stays the designer and we join the process as a builder, sitting in on design meetings and pricing the build as the plans evolve.
Because we work daily with trade partners in every specialty, from foundations to timber framing to finish work, we can tell you what a design decision costs before it’s finalized in the plans. That gives your architect the ability to fit the design to your budget and gives you the confidence that the home being drawn is a home you can afford to build.
This service is an add-on to your architect's design package. The fee depends on the size and complexity of your project, and we'll quote it clearly before you decide. We want to give you confidence in what your home will cost to build, save you heartbreak from needing to redesign, and give you a quick path from finishing the design to starting the build.

It depends on the site, site work required, the square footage of the home, and the level of finishes you choose. Any builder who quotes a number before understanding those isn't doing you a favor.
What we can promise is that you'll know early. After our first visit you'll receive a realistic cost range for your build, and before construction begins you'll have a single fixed price covering the complete scope of work.

Yes. We price plans through our trade partners rather than rough guesswork, so the number reflects what your home will actually cost to build.
If the plans and your budget don't align, we'll tell you honestly and help you and your designer find the adjustments that bring the total build cost within your budget.
The biggest levels to pull to bring down the cost of a home are total square footage, adjusting architectural details, and changing the level of finishes in the build. We’ll talk through your lifestyle and how you live in your home to help adjust these accordingly.

We'd be glad to. We join your design meetings, provide build pricing as the plans evolve, and give your architect the cost feedback they need to design within your budget. We provide this as an add-on to your design package, quoted up front based on your project.

The price is built on a complete scope of work, finished selections, and contracts with our trade partners. We plan our builds in greater detail that most contractors, which gives us confidence in the final build cost.
